You may be living paycheck to paycheck, but you can do this! Investing is a daunting task and you may feel like you will never get there, but I'm here to tell you that your going to make it!
It takes, guts, hard work, and some luck. I started from nothing and now have 13 units to show for it. I worked my A** off and had lots of help and luck along the way. The one thing I have learned is that its best to make friends with people who can help you. Truly be friends with them, care about them, don't just use them. Finding a local bank who you can partner with is a huge huge key part of this. Build a relationship. Open a deposit account. Know the lender. These are key things you need to do way before you want to fund your first deal.
I knew a person who went from living on the streets to delivering newspapers, to selling lemonade. Then he went out and learned how to fix houses, he learned how banks worked, by becoming a part time teller and learning from the in house lender. After he gathered this knowledge he put his knowledge to use by making himself look "bankable" he did this by saving, paying off debt, opening credit cards, developing relationships with the bank via small loans. By doing this the bank allowed him to buy rental with only 5% down, unheard of versus the normal 20% down.

When I asked him what drove his will to go from nothing, to selling papers, to working at a bank and then buying a rental. He told me that he had a set of five quotes, and these five quotes kept him on track through all the hards times. They kept his eye on the prize.
