I CAN'T FIND A RENTER: WHAT DO I DO?
Being a landlord is great with all the cash rolling in. When your properties are 100% full times are good, and your wallet is fat. Everyone loves a fat wallet right? The tough part is trying to figure out where to put all your cash, you can't hide it all in the walls!
Good times are great, but what happens when the lease expires and people move out, nobody is paying rent then right? Just stick a for rent sign up and wait? Yes people might come, but what happens when your properties have been sitting empty for months on months with no end in sight?
“Well, Ryan, what are you going to do if your tenants all move out and you for rent sign isn't working?”
I had no idea.
“Pray new ones come?” I thought, naively.
“Go bankrupt?” I feared, unnecessarily.
“Find new ones quickly” I hoped.
It sounds scary, but in the true world it isn't all that hard. Yes every market is different, but no matter what people always need a place to live... they just might not be the people you want...

Zillow has become the go to place for most things real estate. They are known for being a great place to look for a home for sale, but also a great place to post rentals. Zillow allows you to post rentals for 100% free. It as simple as creating an account and putting in your property info! This is a must have tool, as they funnel leads to you and increase your properties viability to possible renters all across your community!Craigslist
If you haven't heard of this then you have been living under a rock. This is the go to place for selling items, but also posting for rent properties! I have gotten countless and countless amounts of leads and tenants from craigslist. If you don't post on here then you are simply setting yourself up to fail.Final Thoughts
The problem is your can't seem to keep your units full, the solution is posting your unit for rent in as many places as you can. Some people drive around looking for yard signs showing something is for rent, some people get on zillow, some people look on craigslist. You need to be in front of all of these people if you want the best chance to find a renter! No renter means no cashflow!_
